Pricing
Priced per project. Everyone on the job is included.
One price for the project, and everyone on it is covered. Subs and suppliers cost nothing to add, and theirs are the commitments most likely to put a month on the schedule when they slip.
Record
One project, to see what it finds. Forward the emails you already have, text Sparky, and read what comes back.
No credit card
- Project email address and phone number, and a project history built from the emails and texts
- Decisions and commitments pulled out, each cited to its source
- Unlimited people, always free
- Sparky by text, by email and in the app
Project
For a job actually under construction, with BuildClear flagging what stalls while it's still cheap to fix.
Per project, per month, billed annually
- Everything in Record
- Ten times the messages read, and alerts when something stalls
- PDF and Excel report packs, passkey sign-in and legal hold on request
Estate
For estates and phased builds. NDA mode, owner anonymity, and a record that stays private.
Per project, per month, billed annually
- Everything in Project
- Ten times the reads of Project: 10,000 messages and 1,000 documents a month
- Built for estates and private clients
- NDA mode, owner anonymity and priority support
Every tier includes unlimited people on the project. Nobody on your job ever pays to take part.
Why it costs what it costs
No one on your job can see all of it at once.
A superintendent sees their trades. The architect sees their sheets. The owner sees what reaches them, the GC sees what gets escalated. Everyone is working from a slice, and the problems that cost real money live in the gaps between them.
BuildClear holds all of it: every email and text sent to it, filed on the item it belongs to, with the message it came from underneath. That's a change order spotted the week it starts, not the month it gets invoiced.
You cannot hire for that. No coordinator reads every thread on a job and still has all of it straight six months later, and the ones who come closest cost more in a month than Estate does in a year.
What one person sees
- Their own threads, plus whatever got forwarded on
- A decision they were not copied on may as well not exist
- Conflicts surface when somebody happens to notice
- Six months on, nobody can reconstruct why
What BuildClear sees
- Every thread Sparky's on, held together
- The question nobody answered, still on the list
- The commitment whose date is about to slip
- The whole chain months later, with the messages behind it

Where the tiers actually differ.
What changes between tiers: how much of the project BuildClear works through each month, the tools a job under construction needs, and how private the job has to be. Everyone on the job is included on every tier, including the free one.

Questions people actually ask.
- What am I actually paying for?
- Judgment you can't staff for. BuildClear holds every thread Sparky is copied on, files each one on the item it belongs to, and flags the questions that went unanswered and the commitments about to slip. Storage is free on every tier and nothing is dropped. What the tiers meter is how much of the job it works through each month, 100 messages on free and 1,000 on Project.
- Why per project instead of per user, and do subs need accounts?
- Because a record with holes in it is worth nothing, and charging per seat guarantees holes. Subs and suppliers are the people you most want in it, and a per-seat price is exactly what keeps them out. They are included on every tier for as long as the project runs, and no account is needed. They reply by email or text the way they already do.
- What if my project has more than one set of drawings?
- Drawing-set version control is on its way. When it ships, Project keeps one set under version control, and a second set, whether that is an ADU, a landscape package or a later phase, moves you to Estate. Your plans still build the team directory on any tier today.
- What happens if I go over the monthly limit?
- Nothing is lost. Messages keep arriving and keep being stored on every plan. If your job keeps outgrowing its plan, upgrade.
- Can I get my data out?
- Everything you sent us will come back out on any tier, free included; self-serve export is coming. Exporting the organized record, meaning the tracked items, timeline, directory and source links, will be a paid feature, because that part is work BuildClear did. Report packs in PDF and Excel are on paid plans today.
- Who normally pays?
- Usually the owner, through the project budget, like every other project cost. Contractors running several jobs can hold the subscription instead. On a build where one missed change order costs more than a year of Estate, this line sits well below the ones it protects.
- What happens when the project finishes?
- The record stays. Two things are not built yet: a maintenance mode for owners who want the building's history, vendor list and contacts live long after the crew has gone, and a way for everyone else to keep their own view through their warranty period. Both are coming; neither is available today.
